

A roof can look sound from the street while its drainage channels tell a different story. Leaves, grit and vegetation can collect where roof sections meet. When these areas become restricted, water may collect or back up towards details that normally shed rain.
That does not mean every blocked channel is the source of an indoor stain. It means drainage belongs on the inspection checklist, alongside the sheets, tiles, flashings and penetrations.
Why the stain can mislead you?
Water may travel along a roof component before it appears indoors. The patch on your ceiling is useful evidence, but it is not a reliable map of the entry point. Repainting that patch first can hide a clue while leaving the roof problem unresolved.
Record which room is affected, when the stain appears and whether it grows after a particular rain event. Photographs taken from inside the room can help an assessor understand the pattern.
What you can check safely?
From the ground, look for overflowing gutters, plants visible near roof drainage areas and water spilling where it normally should not. Indoors, note new staining, musty smells and bubbling finishes. Photograph the roof only from a safe accessible position. Do not climb up to clear a channel yourself.
If a ceiling is sagging or water is entering near electrical fittings, keep people away from the affected area and arrange qualified assistance promptly.
What a repair quotation should explain?
A useful quotation distinguishes cleaning from repairs. Ask which drainage areas will be cleared, what surrounding details will be inspected and whether damaged components need attention. Ask how debris will be removed and what maintenance is recommended afterwards.
Cleaning may restore drainage, but it will not repair a deteriorated flashing or a damaged roof sheet.
Equally, a coating is not a substitute for keeping a water route open. The scope should address the observed condition rather than apply the same treatment to every roof.
When to arrange an assessment
Recurring overflow, indoor stains and visible drainage growth are reasonable reasons to book an inspection.
